The Pearl Street District

Every city gets a generational downtown bet or two. Jacksonville's is the Pearl Street District — Gateway Jax's estimated $2 billion-plus remake of the North Core, granted final site-plan approval by the city in October 2023 across a multiphase footprint planned for over a thousand apartments plus office and retail.

What separates this project from the rendering graveyard is that it keeps hitting real milestones. Pearl Square broke ground in October 2024, with officials calling the district "a magnet." The Downtown Development Review Board green-lit Block N5's design that November. A second building — 286 apartments and nearly 20,000 square feet of retail at 425 Beaver Street — broke ground in May 2025.

And in January 2026 came the milestone that tells you what kind of district this wants to be: an $8.96 million permit to carve ground-floor retail and restaurant space out of the five-story "lighthouse garage" at 721 N. Pearl Street. Towers make a skyline; occupied ground floors make a neighborhood. The lighthouse garage build-out is the street-life part of the promise, under construction.

Block by block, the North Core is becoming the thing Jacksonville has talked about for decades: a downtown you live in.
